The November water heater call

The single most common plumbing call in this market is the winter resident who arrives in November, turns on the water heater for the first time since April, and gets nothing. In a Florida summer, an unlit water heater burner tube is prime real estate. Wasps and mud daubers are drawn to the odorant in propane and to a sheltered tube, and six months is plenty of time to pack it solid. The heater clicks, will not light, or lights and goes out, and the owner assumes the worst.

The fix is usually a cleaning and a small part: the tube cleared, the thermocouple or igniter replaced if it has corroded in the humidity, the electric element tested separately. That is the $150 to $450 end of the scale, not a replacement. This is exactly why we diagnose before quoting. A tech who quotes a new water heater over the phone in November is guessing at your expense.

One safety note: if you smell propane at the compartment, stop and get it checked before trying to light anything.

What Florida does to RV plumbing

Anode rods dissolve faster. Suburban-style tanks use a sacrificial anode, and the mineral content of well and park water here eats them. A rod that is gone is a tank that is corroding. We check it on every water heater visit.

Nothing dries. A drip under the floor in a dry climate leaves a stain. Here, in air above 90 percent humidity every night from May into November, a drip keeps the subfloor wet for months and grows mold in the cabinet under the sink. Small leaks are urgent here in a way they are not elsewhere.

Park water pressure. Full-hookup parks like Palm View Gardens, Forest Lake Village, and Glen Haven run city or well water at whatever pressure the system delivers, and it can spike. RV fittings and the water heater relief valve are the weak points. A regulator at the spigot is the cheapest plumbing part on the rig.

P-traps and seals dry out on a rig left closed all summer, so the arrival-day sewer smell is usually an empty trap, not a tank failure. Run every drain first.

Freeze damage is rare but real. Winters here are short and mild, January averages 71 by day and 47 at night, but a hard cold night happens most years, and an unheated rig with water in the lines can crack a fitting. We see a few every winter.

How a plumbing call runs

Tell us what the rig is doing: no hot water on propane, on electric, or both; a pump that cycles or will not run; a visible leak or a soft floor; a smell. Tell us whether the rig has been sitting and for how long, because that changes the first thing we look at. On site, we pressurize the system, listen for the pump to hold, test the heater on both fuel sources, and check the anode. You get one written number, and if the water heater turns out to be a wasp nest and a thermocouple, that is what you pay for.
