When a rooftop RV air conditioner quits in Zephyrhills in August, it is an emergency, not an inconvenience; inside temperatures in a closed rig climb past dangerous fast, and in this humidity the interior starts growing things within days. What Florida does to a rooftop AC

A rooftop unit is a dehumidifier first and a cooler second in this climate. From May into November the dew point sits in the high 60s and low 70s, which means the evaporator coil is wringing water out of the air every minute the compressor runs. That water has to go somewhere: down the coil, into the drain pan, and out the roof drains. When the pan and drains clog with the biofilm that grows in a wet, dark, warm box, water backs up into the ceiling assembly, and owners spend money on roof resealing chasing a leak that was the AC all along.

The coil itself never fully dries between cycles, and a coil that stays wet grows mold. A rig that sat closed up on its lot from April to November, which is most of the rigs in the parks along US 301 and County Road 54, comes back to a first start that smells like a basement. That is a cleaning, not a replacement, and it is one of the most common calls we take in November.

Then there is the electrical side. This corridor between Tampa and Orlando is the busiest lightning country in the United States; Florida led the nation in 2025 at 305 lightning events per square mile. A strike near a park does not have to hit your rig to kill the AC control board, the thermostat, and the converter in one afternoon. Add pedestal voltage that sags on a hot afternoon when every rig in a 500-site park is running two units, and compressors and start capacitors work harder here than the design assumed.

The failures we see, cheapest first

Start capacitor. The compressor needs a jolt to start against pressure; the capacitor provides it. Heat degrades capacitors relentlessly, and the symptom is unmistakable: the fan may run, the compressor hums or clicks, breakers may trip, and no cold air comes. We stock capacitors on the truck, and it is genuinely common for a “my AC is dead, I guess I need a new one” call to end here. This is why we diagnose before quoting, always.

Mold, mildew, and a clogged drain. The Florida classic. Musty air, water dripping from the interior assembly, or a unit that cools weakly because the evaporator is coated. A proper cleaning of the coil, pan, drains, and ducts restores capacity and gets rid of the smell.

Dirty condenser coil. Pollen, oak debris, and mildew pack the outdoor coil until the unit cannot reject heat. A packed condenser runs the compressor hot for years and kills it early.

Fan motors and bearings. Squealing, grinding, or a rotor that will not spin up. Replaceable on the roof, no unit swap needed.

Compressor failure. The end of the line. When the compressor itself dies on an older unit, replacement of the whole rooftop unit is nearly always the right money.

Replacement, done at your site

When replacement is the answer, the good news is that rooftop units are standardized: nearly everything mounts over the same 14-inch roof opening. A standard 13.5K to 15K BTU replacement runs $1,200 to $2,500 installed: unit, gasket, labor, and function testing. We do these at park lots, storage yards, and driveways; the rig does not move. If your old unit’s gasket was seeping, the swap also renews that seal, and while we are up there we look at the state of your roof sealant, because a tech on the roof should never waste the trip.

One honest note for park residents: a unit that limped through last August will not have healed by this one. If your AC was marginal last summer, the cheap time to deal with it is spring, before the first 90-degree week, when every marginal unit in the park fails the same weekend and the schedule fills with emergencies.

Occupied rigs come first in summer

From June through September, our AC priority is simple: occupied rigs first.
