Dade City is the Pasco County seat, a town of about 7,300 people at the 2020 census, and it holds two of the larger RV communities in the service area: Grove Ridge on US 98, with 246 sites, and Travelers Rest, a 55+ resident-owned RV and manufactured home community with its own nine-hole golf course. Grove Ridge sits on US 98 in that stretch. Travelers Rest is a resident-owned community, which means a higher share of owners who have been in the same spot for years, park models and manufactured homes alongside seasonal RV sites, and rigs that have not moved in a long time.

For us that is a distinct repair profile. Long-parked rigs have original water heaters, first-generation slide mechanisms, converters from another era, and roofs on their third owner. That is not a criticism. Older rigs reward a specific approach: diagnose first, fix the failed part, and skip the “just replace it all” upsell that owners of older units hear constantly.

Common problems in Dade City rigs

Water heaters that will not light in November. A rig that sat on its lot from April through October, in air that runs muggy from May into November, comes back with wasps and mud daubers in the burner tube and a thermocouple that has corroded in the damp. That is a $150 to $450 repair, not the $700 to $1,800 replacement people fear.

Lightning. This part of Florida sits in the corridor between Tampa and Orlando that carries more lightning than anywhere else in the country, and Dade City gets its share: on July 7, 2026, two people were injured in separate suspected strikes near the Lake Jovita area. Roofs after a wet summer. Sealant that cracked under the spring sun took a whole rainy season of afternoon storms before the owner came back. The first November job on a lot of Dade City rigs is a roof walk with a camera, because a stain on the ceiling means water has been in the structure for weeks.

Slide seals and toppers. Daily rain from June through September pools on a topper and works at the wiper seals. Water at the top of a slide opening is usually the seals, not the roof, and the difference is a few hundred dollars against a few thousand.
